Our clients have a small family and wanted to construct a 2 storey extension to the side of their home, as well as a large extension to the rear and convert their attic to a habitable room to maximisie space.

The proposal required the removal of the existing single strorey side garage and the removal of a sustantial part of the back wall on the ground floor. A new playroom was provided on the ground floor for the kids. The rear of the house was converted from a separate kitchen and dining room to a bright open plan kitchen / dining / sitting area with fench doors opening out onto a timber deck in the rear garden. A utility room was built off the kitchen as well. A new large master bedroom, walk in closet and ensuite were created on the first floor for the clients and the attic was converted to a habitable room with an ensuite to provide more space and naturally lit by 1 large dormer window.

The heating system was completely upgraded with a new condensing gas boiler and zoned heating controls together with thermostatic control valves on the radiatiors through out. The walls to the existing house were dry lined with insulated plaster board and the exisitng floor boards taken up to allow for the installation of rigid insulation between the floor joists to improve its heat retention. The insulation specified in the extension and the attic conversion is above the requirements in Part L.

The works were completed in November 2011.
